We have been on both sides

Most architects in Lagos have never had to sell what they drew. We have. Medi Terrace was our own site, our own money and our own risk: we made the drawings, raised the finance, ran the construction and sold every unit.

That changes how we advise. When we tell you a courtyard is worth the floor area it costs, or that thirty-metre piles are worth the money nobody will ever see, it is because we have paid for both decisions ourselves and watched what they did to the sale.

What a site can actually take

The first conversation is usually about numbers, not drawings. How much buildable area the plot genuinely supports once setbacks, access and parking are honest. What the local market will pay per unit. What it will cost to get out of the ground, which in parts of Lagos is the single largest variable in the whole budget.

We would rather tell you a site does not work than design something that cannot be sold.

Through to handover

Feasibility studies and investment appraisal. Site selection across Lagos. Design and technical documentation. Construction management. Marketing and sale of completed units. Property management where it is wanted.

We work as developer on our own projects and as development partner or consultant on other people's. Either way the same people who drew it are on site while it goes up.
