N9 is a London house reconfigured for short-let rental: three bedrooms, three bathrooms, a studio apartment and a kitchen, each needing to be lettable in its own right.
Short-let interiors have a particular double demand. A room has to photograph well enough to be booked from a listing, and then it has to feel right to someone who has already paid and is standing in it. Designing only for the first produces spaces that disappoint on arrival; designing only for the second produces rooms nobody clicks on.
Every room shares a palette, a quality of light and a level of finish, so the house reads as one property. Within that, each has a distinct identity — a deep green room, a navy one, a soft neutral studio — so a returning guest can book a different room and feel they have gone somewhere new.
That matters commercially. A property where every room is identical gets booked once. One where the rooms differ gets booked repeatedly by the same people.
The programme was the difficulty. Bookings were already being taken while the work was under way, so the completion date was not a target but a hard stop with paying guests behind it.
We sequenced room by room rather than trade by trade, so that finished rooms could come into use while others were still being worked on. Every room was delivered on time.
We design short-let interiors that book well and hold up in person. Tell us about the property.
